Business Districts

Arlington is the epitome of smart growth and new urbanism, with over 90 percent of all new commercial and residential development located in the Metro corridors. Since 1960, some 38 million square feet of office and commercial space has been built in the Rosslyn-Ballston or Jefferson Davis corridors, which also contain 90 percent of Arlington’s 10,122 hotel rooms. In addition, nearly 11,000 new residential units have been built in these Metro station areas. No community in America has had a stronger commitment to transit-oriented development.

And the best may be yet to come. Arlington continues to grow, with more than 20 million square feet of office and commercial development, 10,000 residential units, and 4,000 hotel rooms remaining to be built. Arlington is not “built out" - rather, existing plans allow for substantial new development. Even large-scale urban campus developments of one million square feet or more are possible. Redevelopment in Shirlington and along Columbia Pike will soon add substantial new investment in South Arlington. Existing sub-markets are constantly renewing themselves; Rosslyn, for example, is seeing the demolition of older office buildings to enable new development of larger, more marketable Class A office and mixed-use buildings.
