- The $8 million residential and retail project, The Townes of Shirlington, the first project since the
adoption of the Nauck Center Plan, consists of 12 luxury townhomes and 5,800 square feet of retail.
- The Arlington-based partnership, 2249 Shirlington Road, formed by local developers, Elliott L. Burka
and Michael R.Griffin of Seisin, LLC, will build residential units will range from 1,900 square feet to
2,400 square feet and have three or four bedrooms, including hardwood floors, granite kitchen countertops
and whirlpool bathtubs. Each unit will have two reserved parking spaces in an underground garage.
- Physical amenities include: 8.5 and 9 ft. ceilings, marble floor foyer, hardwood flooring, telephone
and cable pre-wires, GE Profile stainless steel appliances, granite countertops, hardwood flooring,
recessed lighting, all-brick exterior construction, and central air conditioning.
- The homes, which will be built above retail space, will be sold and operated as condominiums. Prices

- Burka and Griffin worked closely with representatives of Arlington County, the Nauck Civic Association,
the Nauck Revitalization Organization, and the adjacent Macedonia Baptist Church to finalize their
development plans for The Townes of Shirlington. They planned The Townes within the guidelines of The
Nauck Village Center Action Plan, which calls for development of a mixed-use pedestrian-friendly “Main
Street” along an improved Shirlington Road. The focal point of the revitalization area will be a centrally
located Town Square surrounded by village-type shops, homes, and offices. Development of The Townes will
not require relocation of any homes or businesses.

The Nauck Center Plan (PDF; 112 pages; Adobe Acrobat required), issued July 1, 2004, will guide public and private
investment to revitalize the neighborhood’s commercial core. Nauck is currently is home to older residential
properties, warehouse-style operations and abandoned buildings. Tax exemptions for redevelopment are
among the county's incentives, and the creation of a village center-style development is also being
considered in the heart of the neighborhood.
- The principals of Seisin, LLC have 60 years of combined development experience in the Washington, D.C. metropolitan area. Their background includes all phases of the development of retail centers, office buildings, multifamily residences, town homes, and single-family detached homes.
- Settled by free blacks before the Civil War, Nauck is one of Arlington's oldest historically black
communities. It runs along Shirlington Road between South Glebe Road and 25th Street South. Nauck was
originally part of a 1719 land grant and the Abington Estate of John Parke Custis. In 1874, John D. Nauck,
Jr. bought 46 acres of land and began subdividing it and selling lots. Late in the 19th century, Nauck
became an important stop on the Washington, Arlington, and Fairfax electric railway. The Charles Drew
Model Elementary School is located within walking distance of Nauck homes. Several churches, including
